Last year Imagine Building Design was awarded two 3 year contracts for the supply of design services for ACC and Ministry of Health funded housing modifications for the Taranaki region. These projects require good design and planning to meet the special requirements of the end users whose mobility has been affected through injury or medical condition.
 
The most common modification dealt with is renovating a bathroom to provide a level access shower facility. Lets take a look at what is involved.
 
Building a level access shower under the Building Act is not considered ‘low risk’ and therefore requires a building consent whereas replacing an existing shower with a new cubicle style shower in the same location generally does not. Planning for good access and manoeuvring space may require door widening or even the removal of a wall.
 
The key construction consideration is to ensure water cannot enter the building fabric, which could cause dampness and a health hazard and could eventually decay, affecting the structural integrity of the house. Junction detail, waterproofing membranes and floor slopes all require careful thought.
 
For the floor material the most popular choice is heat welded non-slip vinyl although tiles can be used for a more upmarket look. On the walls there are numerous panel products including Seratone and Hardiglaze. Other options are tiles and wall vinyl systems. Location and selection of handrails and plumbing fittings should be tailored to suit the user.
